Assistant Project Manager (Housing Development)Submitted by Mike Alvidrez on 29 January 2010 - 5:19pm.Skid Row Housing Trust (SRHT) a nationally-recognized nonprofit developer of aesthetically designed, permanent affordable supportive housing for very low-income and formerly homeless people in downtown Los Angeles is seeking a Assistant Project Manager. Its 21 properties provide permanent housing for more than 1250 + individuals and include approximately 35,000 square feet of commercial space; SRHT is now working on an additional 500 units to more adequately support this unique community. Major Responsibilities and Duties:
The Assistant Project Manager, under the direction of the Housing Development Director, assists the Trust’s Project Managers in developing housing projects. Specific responsibilities include:
• Develop financial feasibility analyses;
• Assist in preparation of applications for construction and permanent financing;
• Monitor other development activity including design consultants and
construction administration;
• Assist with escrow closings of permanent financing and equity agreements;
• Prepare public and private loan and grant applications;
• Attend construction job site meetings and perform project management
functions;
• Assist in the relocation of tenants from properties under development;
• Perform related duties as required.
Qualifications, Abilities and Skills:
1. Bachelors degree in public policy, planning, social sciences or a related
field;
2. Prior experience in working with low-income individuals, tenant groups,
community groups or non-profit organizations is desirable;
3. Ability to make clear presentations to people with a wide range of knowledge
levels;
4. Excellent written and oral communication skills;
5. Extremely organized and detail-oriented;
6. Able to initiate and maintain effective, cooperative working relationships
with non-profit organizations, low- income housing residents, public and
private lenders, contractors and co-workers;
7. Knowledge of federal, state, local, and private sources of financing for
low income housing development, including real estate tax syndication,
preferred;
8. Background or advanced degree (s) in housing development, real estate
development, architecture, urban planning, business, finance or related field
highly desirable.
Compensation: Salary range $36,000 to $40,000, depending on qualifications and experience.
