Workshop Recap: Project Case Study Featuring Fairview Heights

On Tuesday, November, 16th, SCANPH convened for our fourth recurring webinar series in which a SCANPH developer member presents one project in 30 minutes to share lessons learned from its unique path to completion. Today’s session highlighted Fairview Heights, a joint development with Linc Housing, National CORE, the County of Los Angeles, Metro, and the City of Inglewood. This new affordable and supportive housing community created 101 new rental homes, expanding access to public transit along the Crenshaw/LAX Metro line and offering 5,000 square feet of community-serving retail space for the neighborhood. Today’s presenters, Gabriel Gonzalez, Project Manager at National CORE, and Denise Petrulis, Project Manager at Linc Housing, shared key residential highlights. At the property, 50 units are reserved for individuals experiencing homelessness and 50 units are reserved as mixed affordable apartments. This project was part of an RFP for a site conveniently located next to SoFi stadium. Major funding sources include Bank of America and Measure H funds.

Community highlights include the expansion of public transit access and the introduction of 5,000 square feet of space that help meet community needs. The property features a public art installation titled “Rise Above,” an augmented reality mural that will serve as an inspirational landmark to change perceptions of affordable housing. This mural was required on the property through the Percent for Art requirement. The property’s Life Enhancing Services include an intensive case management team, the Linc Welcome Home program, adult and youth education programs, as well as health and wellbeing programs.
